Converting a single-family property into multiple residential units in DC involves building codes, zoning requirements, structural engineering, and a construction team that understands how all of it fits together.
PAT Construction has done this work in DC. We know what the District requires, we know how to plan the build around it, and we deliver finished units that are compliant, liveable, and built to a standard that protects your investment. Being CBE and SLBE certified with strict OSHA compliant jobsites, we manage zoning approvals and utility separations cleanly.
We convert existing single-family residential properties into two, three, or more separate units, handling all structural changes, plumbing and electrical separation, interior build-out, and finish work.
Existing multi-family structure that needs to be reconfigured or brought up to standard? We handle full-scope renovation and conversion for investment and development projects.
Once the structural and mechanical work is done, we deliver fully finished units: flooring, kitchen, bathrooms, lighting, and fixtures. Move-in ready.
Every conversion we build is planned with DC building codes and zoning requirements in mind from day one. No surprises at inspection.
Condo conversions fall apart when too many contractors are involved, and nobody owns the full picture.
PAT Construction manages the entire scope, structural through finish, so you have one point of contact, one standard of accountability, and one team that sees it through to the end. We've done this work in DC. We know what the inspectors look for, what the District requires, and how to build it so it passes and holds value.
DC zoning regulations require specific lot sizes, setbacks, and floor-area ratios (FAR) to convert single-family properties into multi-family condo units (e.g., in zones like RF-1). We review the site plans to verify compliance with zoning laws before starting construction.
Separating utilities is a critical part of condo conversions. We work directly with Pepco and DC Water to install separate meters and utility hookups for each condo unit, ensuring legal compliance and separate billing for future owners.
The Tenant Opportunity to Purchase Act (TOPA) gives tenants in DC the right to purchase the property if it is being sold or converted. We ensure all TOPA requirements are completed or waivers are legally obtained before any construction or conversion begins. Being CBE and SLBE certified with strict OSHA compliant jobsites, we manage zoning approvals and utility separations cleanly.
Tell us the property location, current use, and what you're aiming for, and we'll have a straight conversation about what the conversion involves and what it takes to get it done right.
